HAVE A MENTOR/AGENT TO GUIDE YOU
Since this is a crucial decision to take, it is very important that someone who is an expert in this field guides you all the way through.First things first,you have to make sure that the person is really an authorized real estate agent/broker of the company.Second,choose someone who can really be trusted and not just after commision that he would get once he closes the transaction. I personally beleive that the agent's job does not stop once the customer moves in.There should be post-sale follow ups and possible good
business relationship that has been built along the way.
CHECK YOUR BUDGET
It is very important to tell your mentor/agent how much your budget is,how much your willing to shell out for the reservation fee and total deposit.These things need to be discussed first before getting into house
details, or even before you choose the house unit.You may be too excited to go on tripping just to find out that the house you have been wanting (that you saw on ads) is a way beyond your budget.That could be too frustrating.So the bottom line is, be honest to your agent onset of your conversation.
CONSIDER THE LOCATION
Finding the best location is one of the major factorS to consider.Remember once you acquire the property, that is gonna be your permanent dwelling.So you have to ask these questions first :
> Is it accessible to MY work,school, market, church, police station,hospitals, transportation and other
major establishments?
> Is the vicinity gets flooded ordoes it have fault line?
> Does the developer have a good reputation in developing houses in that community?
Now, I would also like to emphasize this point.Most of our buyers want a location near to their current work.Though they have a point because it is going to be inconvenient if they travel longer than usual.However, you also need to take into consideration the long term picture.Are you going to stay in
that company until you retire? Or you want that location because that is where you would like to retire?
SET YOUR MIND ON IT
Buying a house and lot is long term obligation.You may decide to pay it for15 or 2o years or even 25.So as early as now you MUST set your mind on it.There may be a major adjustment that the family needs to take, additional expenses that you need to give up or you may need to do another budgeting.Here are the things I have been doing personally after I bought my house (payable in 15 years). You may want to

Friends, why Am I saying this?I am telling you this because if you want to have your own house, it should start with a COMMITMENT that you really wants that house.Once you have the emotional WHY or the DESIRE, then everything else follows.Believe me.That strategy works...
AVOID NEGATIVE EMOTIONS
Buying a house and lot is a process.Along the way, there will be people or even yourself who would feed
your mind with negativities that would lead you not to buy or delay it (before you know it, the price has
already gone up). People will tell you something against the developer or the location.There will be a time when you are about to pay for the reservation fee and all of a sudden, your mind would tell you " Mukhang di ko kaya, ang tagal kong babayaran, malayo sa trabaho ko " and so on and so forth.
Please do not get distracted. Instead, focus on your desire that you want that house for your family. Think about your kids playing in a safe and great community, that one day, once you see your name written on the house title, you will be proud of yourself that you made the right decision.
Again nothing is more fulfilling than you see the fruits of your hard-earned labor.Something that you indeed worked hard for.
